REAL ESTATE REPORT: Mill building in Westbrook attracting businesses to the area
WESTBROOK (WGME) -- A mill building in Westbrook is attracting dozens of businesses, including a ceramics studio with clean, modern, handcrafted pieces.
"When I took ceramics I just like completely fell in love with it," says Kristen Camp, owner and creative director of Campfire Studio, "And ended up changing my major my sophomore year."
She and her husband Joe create unique items by hand, mixing in dyed recycled clay and even firing some in a kiln outside.
The business started in their basement but they always dreamed of moving it to the Dana Warp Mill building on Bridge Street in Westbrook.
"It was really cool 'cause it was the very first place we walked around and thought about having a studio," Camp says, "For it to come true was pretty neat."
The spaces come with high ceilings, exposed beams and plenty of neighbors.
"The diversity is anywhere from law firms and architectural firms and office users to dance studios, Jiu-Jitsu courts, pottery, photography studios, there's a mushroom grower," says Nate Stevens at CBRE - The Boulos Company. Stevens says one of their clients bought the building in 2011 and spent millions redeveloping and preserving it.
"I think a lot of folks really enjoy being in an open, airy environment," Stevens adds. He says lease rates are competitive, too.
"Our lease rates are half or a third of what they would be in downtown Portland," Stevens says, "So you can get a studio there for, you know, $300 a month which includes your electricity and your heat, parking, everything."
Camp says as more businesses move here, more people will see what Westbrook has to offer.
"I feel like a lot of people don't know about Westbrook and i think it's really cool to start drawing people out this way because we have the beautiful river and then this beautiful space."
Stevens says the building is about 75% occupied and they have spaces available anywhere from 300-15,000 square feet. Lease rates range from $5 a square foot to $10-$12 a square foot.
